Signs that a rewire is needed:

  • Cables coated in black rubber, which was phased out in the 1960s
  • Cables coated in lead or fabric are even older, modern cables use PVC installation
  • A fuse box with a wooden back, cast iron switches and/or a haphazard mixture of circuit boxes
  • Older round-pin sockets and round light switches, braided flex hanging from ceiling roses to light fittings, black switches, and/or sockets mounted on or in skirting boards
  • Wall mounted light switches in bathrooms

Rewiring your house or home has to be carried out by a trained and qualified electrician, who would then issues a certificate to the householder, and notify Building Control at your local council. They will record the work undertaken and issue a Building Regulations Compliance Certificate.

PERIODIC INSPECTIONS

Every property should have its electrical installation subjected to testing and certified periodically (Periodic Inspection Report).

Landlords in particular owe a statutory responsibility towards their tenants. Aside from their Common Law duty of care, the Landlord & Tenant Act 1985 requires that not only is the electrical equipment safe at the beginning of every tenancy but that it is also maintained in a safe condition throughout the tenancy.

It is recommended that Periodic Inspection and testing is carried out at least every:

  • 10 years for a domestic installation
  • 5 years for a commercial installation
  • 3 years for caravans
  • 1 year for swimming pools
